The 5 story is part of a larger complex which also includes (2) one story adjacent warehouses (the roof garden will be on top of one of these warehouses)and a full block of finished (paved and landscaped) parking across the street directly south of the 5 story. The complex is under contract by an intermediary friend of ours. He has offered us (Josiah) the 5 story and about sixty cars worth of parking across the street(and roof rights to one of the warehouses) for a very good price. He wishes to retain the two warehouses (to rent) and the surplus parking lot that we don't need. Josiah must put the 5 story under contract in Apr. with $50,000 earnest money to control the deal. We then have maybe six months to put under contract (with deposit money in a protected escrow account) 20 condo units and contracts to sell/finance part of the 2nd floor hostell. This will allow him to get construction money to build out the 5 story Josiah Community (he will be the Gen. Contr. for us. We (Josiah) will pay off the cost of the building, constr, and carry costs out of closings when the residents move in and Josiah (501c3) begins operating the learning center. That's as much of the deal as I can provide at the moment. If we want this to happen, we all need to commit and get others involved.

I called David and we talked... for a long time. David/Angeela have four small children that they are homeschooling. Rebecca, can we start a discussion about homeschooling needs, day care (this is very costly to build out folks and, wearing the developers hat, somebody's got to pay for it), after school tutoring programs, etc?
